At Key Biscayne Handyman, I offer four core service categories designed to meet the needs of homeowners, property managers, and rental property owners on the island.


Whether you need a bunch of small fixes, a full room transformation, preventative home maintenance, or a reliable turnover service between tenants -- I've built my handyman services to give you quality, trust, and peace of mind.

1. Basic Handyman Services

Your punch-list, handled professionally — in a single visit whenever possible.


Sometimes you don't need a remodel… you just need someone reliable who can come in, take a list of lingering home repairs, and knock them out efficiently and correctly. That's exactly what this service is for.


If you have a punch list of small to medium tasks, I can typically complete them all in one visit. My goal is to show up prepared, work efficiently, and leave your home noticeably improved.


What I Can Do in a Typical Visit

Basic handyman tasks include (but aren’t limited to):

  • Patch and repair drywall
  • Mount TVs, mirrors, and artwork
  • Replace faucets, shower heads, and fixtures
  • Repair or replace cabinet hinges and knobs
  • Install blinds, shelves, curtain rods
  • Replace or install light fixtures (non-permitted work)
  • Caulk around showers, sinks, and countertops
  • Paint touch-ups
  • Adjust sticky doors or loose handles
  • Replace doorknobs, locks, or hardware
  • Install water filters
  • Minor carpentry and repairs

These projects involve planning, craftsmanship, and attention to detail — and I take pride in doing them the right way.

3. Home Maintenance Service

Proactive maintenance to protect your home -- identifying problems and fixing them on the spot.


This is a top-to-bottom maintenance day where I inspect the interior of your home like a home inspector would -- but instead of handing you a report, I correct issues as I find them. 


I check for leaks, recaulk wet areas, tighten hinges, secure those loose electrical outlets, replace filters, test smoke/CO detectors, inspect valves, clear drains, monitor humidity, and much more. 


This service helps prevent costly repairs, extend the life of your home systems, and keep your property in excellent condition.

4. Rental Property Turnover Service

For property managers and rental owners who need a reliable, local handyman to get a unit ready between tenants.


When a tenant moves out, there's often more to do than just cleaning the unit. Minor wear-and-tear issues, safety concerns, failed caulk, slow drains, damaged fixtures, and general maintenance items can accumulate between tenants.


My Rental Property Turnover Service addresses these repair and maintenance needs so the property is functional, safe, and ready for professional cleaning -- and ultimately ready for your next tenant.


This is not a cleaning service, and I do not perform housekeeping, deep cleaning, or turnover cleaning. Instead, I ensure the maintenance side of the turnover is handled properly and thoroughly.


What’s Included (Maintenance & Repairs Only)

Maintenance Checks

  • Inspect and test smoke & CO detectors
  • Verify fire extinguishers are accessible and in good condition
  • Check outlets for looseness and basic function (safety-level checks)
  • Replace HVAC filters (owner-provided or agreed upon)
  • Inspect water shutoff valves for leaks or corrosion


Minor Repairs & Touch-Ups

Note: These are repair services, not cleaning services.

  • Patch small drywall dings from normal tenant wear
  • Perform paint touch-ups on scuffed or damaged areas
  • Recaulk showers, tubs, backsplashes, and sinks
  • Tighten or adjust cabinet hinges, drawer slides, and door hardware
  • Fix sticking doors or misaligned latches
  • Replace missing or burned-out lightbulbs
  • Test plumbing fixtures and address minor issues


Plumbing Function & Leak Prevention

  • Check under sinks for moisture, leaks, or valve issues
  • Inspect around toilets, bidets, tubs, and showers
  • Test drain flow and clear slow or clogged drains (snake + clean)
  • Install or test water leak sensors where appropriate


Appliance & Fixture Check

  • Function only — no cleaning of appliances.
  • Test that appliances turn on and operate correctly
  • Check refrigerator doors and seals for proper closure
  • Verify disposal operation
  • Inspect visible plumbing connections behind appliances


What’s Not Included

To avoid any confusion:

❌ No cleaning of floors, bathrooms, kitchens, appliances, or surfaces
❌ No trash removal
❌ No laundry or linen service
❌ No staging or decorating
❌ No deep cleaning or move-out cleaning
❌ No mold remediation, pest control, or specialty trade work requiring licensing


This service is strictly focused on maintenance, repairs, safety, and functionality — the things a cleaning crew cannot handle and most property managers do not have the time to coordinate.

I run my business as a premium, full-day handyman service.


If you're looking for a quick, cheap fix, I'm probably not your guy. But if you want things done the right way, by someone who:

Simple, Flat Day Rate


I only offer one option, so pricing is easy:

  • Full Day of Labor (up to 8 hours): $600
  • Labor only -- materials and parts are paid by the customer at cost. 


No hourly meter running, no surprises—just a full day dedicated to your home or rental property.


How I Got Here (and Why It Benefits You)

Over the past couple years, I noticed a pattern.


A homeowner would hire me for a small repair—say, patching some drywall. I'd show up, start working, and then they'd begin to notice all the other things they'd been living with:

  • That door that doesn't close quite right
  • The cabinet hinge that's been loose for months
  • The caulk separating around the shower
  • The TV they've been meaning to mount
  • The air filter they never remember to change


Before we knew it, a one-hour visit had turned into a full day of productive work around the house.


I realized two things:

  1. Most homes and rental properties have a lot of "quiet" maintenance needs that go unnoticed until they become a bigger problem.
  2. I enjoy this style of work more— spending a full day focused on one property, one set of priorities, making sure everything is buttoned up and looked after.


So I shifted to a full-day model where I can really take care of your home or rental-both the obvious projects and the preventative maintenance that protects your investment.

Most homeowners or property managers are surprised by how quickly a full day fills up once we start looking with a maintenance mindset. 


What A Typical Day Might Include

Every home and project is different, but in a full day I can usually knock out a solid punch list, for example:

  • Repair drywall in a few areas
  • Mount a couple TVs
  • Hang a few pieces of art
  • Install bathroom hardware
  • Change a shower head
  • Change an HVAC filter
  • Re-caulk a sink


You're getting one person focused on quality, safety, and long-term care for your property.


How to Get the Most From Your Full Day

The more prepared we are, the more we can accomplish.

  1. Make a punch list
    Write down everything you'd like done-repairs, installations, adjustments, and any concerns you have.
  2. Send your list ahead of time (this is crucial)
    Email or text your list at least 72 hours before your scheduled day so I can plan and prioritize and pick up any extra materials or tools we may need.
  3. Include photos and/or short videos
    For each item, send pictures or a quick video. This helps me:
  • Understand the scope and any potential complications
  • Bring the right tools and supplies
  • Advise you on any materials to buy ahead of time (if you prefer to purchase them)

About Key Biscayne Handyman

My family of three (wife, son and I) moved from upstate New York to Key Biscayne in 2021.


It didn't take long for us to realize how special this island is and how fortunate we are to be able to live here. 


With so many activities available in Key Biscayne to stay busy with, many people don't have the time to keep up with home repairs, maintenance and updates on their own. Or if they do have the time, they may not have the interest, know-how or tools needed for the work.


With this in mind, I offer my carpentry and handyman skills for anyone on the island who could use a little help knocking some projects out or crossing some items off their home "to-do" and "fix-it" lists.


I enjoy helping people, I love DIY and carpentry, and these days I prefer working with my hands -- fixing and building stuff -- instead of sitting at my computer. 


So turning what has always been a hobby and interest into professional work -- and keeping it within the island limits and serving only the Key Biscayne community -- was an easy choice.


Being local has its benefits for you, too. For one, since I live here in Key Biscayne, I don't have to deal with Miami traffic or the Rickenbacker traffic to get to you -- I can usually respond to your requests pretty quickly. Since I can get to about anywhere on the island in less than 20 minutes, I'm never far away. And second, since I'm already here on the island, I don't have to charge a service fee like most of the handyman services based out of Miami.
